The shape of a Stardem project doesn't change much between residential and commercial, ground-up and remodel. The same superintendent and the same project manager hold the build from the first walk to the one-year walkthrough — and the four phases below are how we get there.
Typical duration · 2–4 weeks
We learn the site, the budget, and the people. No drawings yet — just questions, walks, and a candid feasibility memo.
Deliverables
Typical duration · 8–20 weeks
Schematic through construction documents with the architect. Cost modeling runs in parallel so the drawings stay buildable.
Deliverables
Typical duration · 6–12 weeks
Final drawings, trade buyout, permits, and a schedule built around real lead times — including the things you can't see coming.
Deliverables
Typical duration · 6–24 months
Weekly owner meetings, transparent change-order process, and a full one-year walkthrough after move-in.

Send a brief — site, scope, an honest budget, and an idea of timing. We'll come back inside a week with a candid read on whether we're the right fit. If we are, we'll propose a discovery engagement (typically 2–4 weeks).
It varies with scope. We size the discovery fee to the project; for most engagements it's a small fraction of construction value. The fee is credited against construction if you proceed with us.
No. We've delivered residential and commercial projects with and without architects. We'll tell you whether yours needs one.
Every change order goes through the same template: scope, cost, schedule, and the reason. Owners review and approve in writing before the work happens. No surprise invoices.
The same superintendent who built the project walks through it with you. We log every issue, prioritize anything safety- or function-related, and address everything else within a 90-day window.
