A specialty coffee bar built into a former dry-cleaner — concrete poured around the original boiler footings.
The owner wanted opening day six months out and the original mechanical footprints kept. We drew the bar around the cast-iron base plates and poured a concrete floor that registers them like a contour map.
Permitting took eleven weeks. The build took twelve. The hardest moment was an unmarked sewer lateral discovered on day three that nudged the layout six inches west — which turned out to be the better drawing anyway.
